The kaysera Portal, and how it is sold.

Software for Singapore property agents, their teams, their divisions and the agencies they work in. The apps that run today, the one being built, how each of them buys, and the lines kaysera does not cross.

The kaysera Portal

Live today, behind one sign in for the whole team at portal.kaysera.io. The calculators and client decks behind a partner's public site run on the same engine: see them at REDEMPTION, Christian Oh's own brand.

    WhatsApp assistants in the client group chats an agent already runs. They read the thread, flag a reply that is owed, and book the agreed viewing into the calendar. Scheduling is the second thing on the list of what runs by hand, and this is the system that takes it.

§ 02

How it is sold

By the plan, for the unit that buys: one agent, a team, a division, or the licensed agency. No fee per lead, and nothing tied to a sale. The full price list, with the add ons, is on the home page.

The plans

Agent plan
For one registered salesperson. The kaysera Portal for their own leads: every lead in Client Manager, a scorecard for every push, and one sign in. S$59 a month for 1 seat.
Team plan
For a salesperson's team. Everything in Agent, and every lead with an owner and a next step chosen from the team. A team view, and the team's panel in My day, as each goes live. S$390 a month for 10 seats, then S$35 for each seat after that.
Division plan
For several teams under one director inside an agency. Everything in Team, with figures rolled up across its teams and a leader role for the division, as they go live. S$990 a month for 30 seats, then S$29 for each seat after that.
Enterprise plan
For the licensed agency, every division. Everything in Division, priced by the seat. A leader role across the agency, single sign on and data export as they go live. S$25 a seat a month, 60 seats at least.

Every plan carries the same kaysera Portal: Client Manager, Campaign Manager and one sign in. A public site and calculators of your own are built on request, beside any plan.

How it is built

Every app in the kaysera Portal is drawn along one line: the parts that have a correct answer, and the parts that need judgment. Almost everything that goes wrong with AI in property work is something placed on the wrong side of it.

Rules become tested code
If a regulator publishes it, it is not a prompt. A duty band, a servicing ratio, a contribution rate: each is a function written from the published rule, with a test against the regulator's own worked example where one exists, and a record of which document it came from and when that document was read. When a threshold moves, the test that encoded the old one fails, and the failure names the rule and the source.
Figures carry their provenance
A number a client can act on has to answer two questions without being asked: where did this come from, and when was it last true. Rates and thresholds are published beside their source and an as of date. A benchmark published on a schedule is read on a schedule. Every headline figure has exactly one definition, and every surface renders from it, because numbers drift when they are retyped.
AI is kept to judgment
The model is asked for the things it is genuinely better at than a person with a spreadsheet: reading what people actually send, in statements, valuations, letters and screenshots, and drafting the paragraph that makes a result land. The extracted values are validated against the rules before anything is computed. The arithmetic is deterministic. Which scenarios are worth modelling is proposed, not decided, and the person whose name is on the document reviews the words.
Leads stay in the app
A lead arrives in Client Manager and stays there, with its owner, its status and its history, not in a spreadsheet or a chat. kaysera sets who on the team can open it.

What we do not do

We do not sign what the client receives
kaysera is a software company. It builds the system. The document a client receives belongs to the CEA registered professional who reviews it, signs it and answers for it.
We do not advise consumers or handle client money
No recommendations to a buyer, no products sold, no funds touched. KopitiamOS reads a bank feed and never moves money.
We do not put an unchecked model in front of a client
Anything a client sees passes through rules that can be tested, or through a person, or both.
We do not sell seats we have not built
A demonstration is running software or it is not a demonstration. What is next is drawn on this site, not photographed, and says so.
